An EICR — Electrical Installation Condition Report — is an official inspection of the fixed electrical installation inside a building. Think of it like an MOT, but for your wiring.

Legal & Practical Requirements
Since 1 April 2021, EICRs are a legal requirement for all privately rented properties in England. You must have a valid EICR every 5 years, provide a copy to tenants, and fix any C1 or C2 faults within 28 days. Fines for non-compliance reach up to £30,000. The Process
We know having an electrician in your property can feel disruptive. Here is exactly what to expect, step by step.
We visually inspect the consumer unit, all accessories (sockets, switches, light fittings) and any visible wiring for signs of damage, deterioration or non-compliance.
Each circuit is isolated and tested with specialist equipment to verify insulation resistance, continuity and polarity. The power will need to be off briefly per circuit — typically a few minutes each.
With the power restored, we test RCD operation, measure earth fault loop impedance and check protective device ratings — ensuring the system will respond correctly in a fault condition.
Results are compiled into your EICR. We walk you through any findings, answer your questions, and issue the signed digital certificate — usually on the same day.

An Unsatisfactory result means C1 or C2 faults were found and must be repaired. Landlords are legally required to fix these within 28 days. We can often carry out remedial work on the same visit or return promptly, then re-issue a Satisfactory certificate. You will not be charged for the re-inspection of repaired items.
